If location is your primary search criteria, you can check about every box on this home. This two bedroom, two full bathrooms, two car garage, patio home is located in a cul-de-sac, backing to a greenbelt area, in a gated golf course community. Now that’s tough to find, especially in the south Denver metro area close to C-470 and I-25. In addition, shopping, restaurants, entertainment, parks and several nice golf courses are within minutes, if not walking distance.
This sought after Mission Viejo ranch style home was built in 1985 and could use a little updating in a few areas. The lighter colored carpet is in pretty good condition but does show some traffic patterns. The kitchen, by most standards, is dated with laminate counter tops and wood flooring, but it does offer a vaulted ceiling and everything appears to be well maintained. The unfinished basement is a clean slate for those looking to add additional living space. A noticeable upgrade in the basement is the addition of a water softener system and fairly new high efficiency Lennox furnace and water heater.
Entering the market on 10/13/2016 at $425,000.00, it might be a bit of a challenge to get the initial list price considering an almost identical home across the street, backing to the golf course with a nice extended deck, went under contract at the $414,900.00 asking price. The nice sun room addition might help their cause, so not a bad starting point, but I’m thinking more in the $390,000’ish range might be more realistic, time will tell. Best of luck to the Seller.
