If you were looking for one of the most private lots in Gleneagles Village, than you just missed your shot. Setting well apart from its neighbors, this Richmond Homes Monterey model just went under contract June 03, 2017. It entered the market May 25, 2017, at $485,000.00 and quickly went under contract.
There are a few caveats associated with the “most private” lot scenario. Granted it does set out by itself with only a couple homes close by…but, it is located a little closer to highway C-470 than most might prefer. One tradeoff could be the back deck, very safe, view of number four green. Even if they play as poorly and I do, it’d be a challenge to put one even close to the backyard, let alone the house.
The 3155 total square foot, two bedrooms, two bathrooms, two car attached garage Monterey model has a 1449 square foot unfinished basement. One of the favorite Richmond floor plans, offering a formal dining room over the other favorite, Scottsdale model that offers a main floor study instead of the formal dining room area. Each model has its followers, but both agree the open floor plan of these two models are attractive for most buyers.
There are several attractive features to this floor plan. It has a large master bedroom with a walk-in closet, large master 5-piece bathroom and plenty of above grade square footage, if you’re not inclined to finish out the basement. The kitchen and baths could all use a fresh countertop of choice and some upgraded sinks and faucets but the cabinets and vanities look to be in excellent condition. It shouldn’t take much to spruce up this home with all of today’s high end in finishes, that shouldn’t break the bank.
We’ll keep an eye on this one for a final closed sales price. I’m sure it’s probably pretty close, if not at asking price, which wouldn’t be a bad price for this home, in this condition, in this location. I have a real soft spot for the par 3, number four hole…maybe the new owners wouldn't mind a frequent guest during golf season.
